A notice to quit is a formal notice that the landlord intends to end the tenancy if a breach of terms by the tenant (non-payment, damage to property, etc.) is not corrected.

When is a Notice to Quit used?
A notice to quit is used when the landlord wants to end a tenancy because the tenant is not living up to certain obligations. Landlords who hope to keep the tenancy intact may choose to issue a standard demand notice before issuing this notice.
Why is a Notice to Quit used?
Issuing a notice to quit is required by all provinces before a tenancy can be ended early. Landlords must provide the tenant with written notice of the default and allow them a certain amount of time to resolve it.
What if the tenant does not quit?
If the tenant does not remedy the breach and remains in occupation after the date mentioned the landlord may apply to their residential tenancy branch for a court-ordered eviction to be enforced by a sheriff or bailiff.
